Sure, they already own a massive plot of land in Waco, Texas, where their multi-faceted business empire thrives. But according to a source close to the couple, Chip and Jo are not stopping there. They're on a mission to revitalize the entire town, making it an integral part of their ever-expanding empire.

Big Plans for Waco: A Brand-New Paradise

Here's the scoop: "They’re turning Waco into their own version of paradise," the insider exclusively told Closer Weekly. And they're not kidding around. Chip and Jo are acquiring properties at a rapid pace in the uptown area, including a real castle and a historic museum, all within walking distance of their beloved Magnolia Market at the Silos. The couple sees potential where others might not, and they're determined to bring life back to the town. "Chip and Jo feel the town could use some improving," the source revealed.

So, this might sound like an acceptance speech, but I have to say it. Three years ago, this place was just an abandoned old grain mill. I remember driving by it one Monday morning after dropping the kids off at school. I had driven by this place for years, never taking notice of it. But that particular morning was different. I felt a nudge in my spirit to turn around. I was in a hurry, wanting to ignore it, but something kept telling me to turn around. So, I did. I drove by it, stopped, and got out. In that moment, I felt like God put a dream and vision in my heart for this place. I saw people coming from all over, with their friends and family, focusing on enjoying the now and embracing the gift of being together. I’m so thankful Chip got behind this 'God-sized' dream, as he would call it, and made it happen. Thank you to everyone who has traveled near and far to visit the Silos and be a part of this dream with us. We love this place, and just three years in, Chip and I are only getting started. We want this place to be a launching pad to help lots of other people's dreams happen as well. As I get all sappy and emotional this #silobration weekend, all I feel is Thankful. Grateful. Hopeful. God loves every kind of restoration. Whether it’s on a stinky old house, some large silos, a friendship, a marriage, or even a country — nothing is too small or too big for Him.

Not Everyone is Thrilled

Now, here’s the kicker. While fans of Chip, 44, and Jo, 40, are eagerly waiting for the next big thing, not everyone in Waco shares the excitement. According to the insider, "Residents aren’t thrilled and are calling them the greedy Gaineses." The reason? Real estate prices have skyrocketed since the couple arrived on the scene. Some locals feel like the town is becoming unrecognizable, and not necessarily in a good way. Yikes!

Exciting New Ventures

Despite the backlash, Chip and Jo are moving full steam ahead with their plans. One of their most anticipated projects is the opening of a new coffee shop in town. "I can confirm that we will be breaking ground on our newest project, a coffee shop, early next month — our tentative plan is to open by year’s end," Magnolia spokesman John Marsicano told People in mid-February on behalf of Chip and Joanna. "An official name for the coffee shop has not yet been announced, but we’re excited to share more details in the coming weeks!"

The coffee shop, which is expected to be located just a block away from the Magnolia Market at the Silos, aims to give visitors a chance to explore the old grain mill while enjoying a warm or cold cup of coffee. This new venture will join the list of other businesses the couple owns on their Texas property, including the Magnolia Table restaurant and the Silos Baking Co. It seems like Chip and Jo are just getting started, and fans can't wait to see what's next!
